We had the good fortune of connecting with Andrew Manning and we’ve shared our conversation below.

Hi Andrew, what’s something about your industry that outsiders are probably unaware of?
I think there’s a misconception in real estate about home selling. Sometimes, you’ll walk into a meeting with a prospective client, go over a detailed listing presentation with them then they’ll say, “Great, can you get someone in to take photos tomorrow?” But home selling doesn’t work that way. Just because a home seller is ready to sell, doesn’t mean the home is ready to be listed. There’s clearing, freshening up, thinning, sometimes staging — a lot has to happen before the home is ready to be listed. About 99% of property views happen online. I like to think of home selling like online dating: If your home doesn’t appeal to the buyer, they’re going to swipe right and never return again. No chance for a first date. It’s why so many real estate agents say, “Are you thinking about selling your home?” Because really, the “thinking stage” is the perfect time to prepare for your home sale so it’s ready to go when you are.

Alright, so for those in our community who might not be familiar with your business, can you tell us more?
One of the things people often recognize about the way we run our business is that it’s steeped in years of real estate expertise and the cultivation of a very positive experience. I like to say there are opportunities in any kind of market, and whatever goals our clients have – buy, sell, invest, rightsize, remodel – we can help them accomplish those goals successfully. Part of our positivity stems from the overall vibe and mindset of our team because we’re always having fun and always focusing on the optimistic, but another part comes from how long we’ve been working in this industry. I’ve pretty much seen it all and even if I haven’t, I’ve probably seen something very close to what’s happening and can quickly figure out how to fix things. It gives our clients confidence, confidence makes people feel happy and the cycle starts all over again!

Let’s say your best friend was visiting the area and you wanted to show them the best time ever. Where would you take them? Give us a little itinerary – say it was a week long trip, where would you eat, drink, visit, hang out, etc.
OK, so if my best friend was visiting for the week (and in this fun hypothetical I wasn’t meeting with my fantastic clients or listing homes) I’d start Monday with a hike around some of our gorgeous trails in Encino, relaxing poolside then dinner at one of my local favorites, Mistral. On Tuesday, we’d take my two pups to Libbit Park for some dog-friendly fun and after, we’d drive to Three Dog Bakery to spoil them with treats in the afternoon! On Wednesday, we could enjoy some pizza at Leonardo’s and visit the gorgeous Japanese gardens. On Thursday, we’d have a self care day and visit my favorite aesthetician, Ms. Tina of Tina K Skin in Studio City – you’ll walk out glowing! On Friday, we’ll pack the pups in the car and head up to my home in Los Olivos for an afternoon of bike riding around the vineyards and a home cooked meal in the backyard as the fire-pit glows and the sun sets behind the mountains. On Saturday, we’ll visit the Carhartt Family Wines for a spectacular tasting then have dinner at celebrity hotspot Mattei’s Tavern. On Sunday, we’ll spend the day winding down among the vines after a truly whirlwind week!

Real estate is a tough business, and it’s even tougher for buyers and sellers because it’s a decision that’s so strongly tied to emotions and memories. The compassion my team shows every one of our clients allows clients to have that sigh-of-relief feeling. It lets them know, “No matter what happens during this transaction, you’ll absolutely be OK.” We are there for our clients through every celebration and challenge, and it’s largely because of the incredible support provided by my team.
