We had the good fortune of connecting with Ashlee Hamilton and we’ve shared our conversation below.

Hi Ashlee, what’s something about your industry that outsiders are probably unaware of?
To be a home inspector in California, you don’t need a degree or to pass a board exam. Some states, such as Arizona and Texas, require this. But in California, it is not required. Of course, it is recommended to get certified by an accredited program, but that is also not required.

What should our readers know about your business?
Investing in real estate is what made me interested in home inspections. As I acquired more properties, I began to realize the importance of a thorough and unbiased home inspector. When I embarked on this journey of becoming a home inspector, it was mainly to help myself and make better investment decisions. But as I studied and met more investors, I realized that I could actually use this knowledge to really help people around me who don’t traditionally have access to this field. I can use this skill to help people embark on a new career, to help investors make wise decisions, in addition to helping myself! The biggest challenge I had is making the time to study. The InterNachi certification program requires taking and passing 14 courses to take the certification exam. I work a full time job as an attorney, so finding time to study was a challenge. I overcame it by being very structured with my schedule and blocking out the noise. I used the 12 Week Year to pace myself and get it done. It took me 9 months, but I got it done!

Any places to eat or things to do that you can share with our readers? If they have a friend visiting town, what are some spots they could take them to?
We’d sleep in and start the first day with an oat milk Onyx Latte from Sip n Sonder in Inglewood and a chickpea curry puff. Then we’d head to Palos Verdes for a nice hike (if this friend loves the outdoors) or spend some time exploring Manhattan or Hermosa Beach. We’d make sure to get acai bowls from Juiced in Hermosa Beach and the Food & Liqueur Wellness Bar in Inglewood. We’d have fish tacos at Ensenada’s Surf and Turf Grill. Maybe get some delicious vegan food from Stuff I Eat. We’d hang out at the Nile bar in Inglewood, and maybe catch a Rams game up the street.

The Shoutout series is all about recognizing that our success and where we are in life is at least somewhat thanks to the efforts, support, mentorship, love and encouragement of others. So is there someone that you want to dedicate your shoutout to?
Shout out to all the people who have supported me on this real estate journey. Specific to home inspections, shout out to Darrell and Anise Penn of CDC Inspections, who have taken me under their wings and spent time, money and resources training me on home inspections and helping me successfully set up my business.
