We had the good fortune of connecting with Julia Zonshine and we’ve shared our conversation below.

Hi Julia, what do you attribute your success to?
The most important factor behind the success of my brand? Adaptability—hands down.

Real estate moves quickly. Markets shift. Clients’ needs evolve. Emotions run high. No two transactions are ever the same. I’ve built House of Zonshine around the idea that success in this industry doesn’t come from rigid formulas—it comes from being present, responsive, and open to change.

Adaptability, to me, means staying sharp. Whether it’s understanding a new neighborhood trend, navigating a tricky negotiation, or helping a client pivot their plans mid-process, I stay grounded but flexible—ready to adjust course without losing sight of the bigger picture.

It also means being resourceful. Sometimes deals don’t unfold as expected, and that’s when creative problem-solving becomes essential. I’ve learned how to turn roadblocks into opportunities. That resilience is something clients feel—and rely on.

At the end of the day, I genuinely enjoy the challenge. The unpredictability of this work keeps me on my toes, sharpens my instincts, and pushes me to grow. Each client, each deal, and each moment of uncertainty makes me a stronger, more thoughtful agent. And that’s what makes House of Zonshine not just successful, but sustainable.

Alright, so for those in our community who might not be familiar with your business, can you tell us more?
Running House of Zonshine has been one of the most unexpected and rewarding twists in my life. I never set out to work in real estate, but in hindsight, it makes perfect sense. I’ve always loved homes, people, and storytelling—and real estate is where those passions intersect.

In an industry that often feels fast, transactional, and overwhelming, I take a different approach. I slow things down just enough to bring calm, clarity, and ideally, a little joy to the process. Buying or selling a home is one of the biggest decisions people make, and I don’t take that lightly. I lead with care, communicate clearly, and stay grounded no matter what’s happening behind the scenes.

Getting here wasn’t easy. I started this journey as a mom with two small kids and a lot of passion. I’ve had incredible mentors and worked hard to rise to each challenge. It’s been a mix of hustle, heart, and support—and I haven’t done it alone. Being part of the RsR Group has been transformative. My team’s deep knowledge and group support have been a foundational part of my success, and I’m truly grateful.

Here’s what I know for sure, people want to feel taken care of. They want someone they can trust—who shows up, communicates well, and advocates fiercely for them every step of the way. That’s the standard I hold myself to every single day.

House of Zonshine is more than a brand—it’s personal. It reflects everything I value: warmth, honesty, integrity, and a touch of levity, even when things get messy. Because real estate isn’t always smooth sailing—but when you have someone by your side who truly cares and knows what they’re doing? That changes everything.

If you had a friend visiting you, what are some of the local spots you’d want to take them around to?
Monday – Valley Vibes & Chill

• Brunch: Joan’s on Third (Studio City) – elevated café and bomb breakfast burritos.
• Hike: Wilacre Park via Fryman Canyon – local’s favorite with city views and shade (rare!).
• Dinner: Sushi Note (Sherman Oaks) – low-key Michelin-level sushi.

Tuesday – Eastside Eclectic

• Coffee + Pastry: Proof Bakery (Atwater Village) – best croissant in L.A.
• Explore: Wander Atwater Village shops – pop into Individual Medley or Treehaus.
• Lunch: Dune – their falafel pita is the chef’s kiss.
• Dinner: Same Same Thai (Silver Lake) – wine bar + Thai food combo = magic.
• Bar hop: Start at Bar Flores (rooftop + floral cocktails) then walk to El Prado (vinyl-only bar with natural wine).

Wednesday – Culture & Cocktails Downtown

• Museum Morning: The Broad (reserve ahead—it’s free!), followed by a quick peek at Angels Flight.
• Lunch: Grand Central Market – try Tacos Tumbras a Tomas or Shiku for Korean homestyle.
• Afternoon Escape: Hauser & Wirth Gallery. Eat at Manuela and dine in the garden that supports the restaurant = serene DTLA moment.
• Dinner: Peaking Tavern— hand pulled noodles and fresh dumplings made before your eyes in a glass-walled kitchen. Yum. 
• Nightlife: No Vacancy- A moody, vintage-inspired bar serving up a little theatre along side their yummy cocktails.

Thursday – Nature + Nostalgia

• Morning Hike: Descanso Gardens (La Cañada) or Stough Canyon (Burbank) for less crowded trails.
• Lunch: Porto’s Bakery (Burbank) – Cuban sandwiches + potato balls = legendary.
• Dinner: Wood and Water (Sherman Oaks) — super yummy American food with a global influence. And a great wine selection. 

Friday – Funky & Romantic

• Brunch: All Time (Los Feliz) – go for “Good Ass Salad” and a lavender lemonade.
• Stroll: Barnsdall Art Park – bring a blanket and vibe with views of Hollywood & Griffith.
• Afternoon Sip: Tabula Rasa Bar (Thai Town) – chill wine bar that often has surprise DJ sets.
• Dinner: Mírate (Los Feliz) – upscale Oaxacan inside a dreamy space.
• After Hours: The Dresden Room – kitschy-cool cocktails and live lounge music.

Saturday – Market + Sunset Magic

• Shop: Silver Lake Farmers Market – live music, street tacos, and vintage finds.
• Late Brunch: Sqirl – Beloved café celebrated for its creative twists on breakfast and brunch.
• Wander: The Last Bookstore downtown or take in the mural alleys in the Arts District.
• Sunset Drinks: Salazar (Frogtown) – riverside tacos and mezcal under string lights.
• Dance it out: Club Tee Gee (Atwater) or Zebulon(Frogtown) – music, vibes, and no Hollywood nonsense.

Sunday – Reset & People-Watching

• Coffee + Stroll: Blue Bottle at Platform (Culver) then pop into shops like Reformation and Poketo.
•Lunch at Sunny Blue- Japanese comfort food where the spam musubi will make you wonder why you haven’t tried it before. (Culver)
• Midday: Catch a matinee at The New Beverly Cinema(Tarantino’s old-school movie theater).
• Dinner: wind down at Momed (Atwater) – Mediterranean + mezze + patio perfection.
• Dessert: Magpies Softserve (Silver Lake) – cereal milk soft serve is their signature.
