We had the good fortune of connecting with Zaida Cobb and we’ve shared our conversation below.

Hi Zaida, how does your business help the community?
My business, Its Regular, helps the community and the world by giving everyday people real game on money, ownership, and creative freedom — not just motivation.

I wear a few hats — Los Angeles real estate agent and investor, songwriter, and executive producer— and all of them are centered around one thing: helping people turn their gifts and their grit into actual equity, not just vibes.

On the real estate side, I help families, first-time buyers, and investors in Los Angeles and the South Bay make smart moves that build generational wealth, not just a cute house for Instagram. I break down the process in plain language, walk people through contracts, and use creative strategies (like cash sales, renovation options, and investor partnerships) so regular folks can sit at the same table as “serious investors.” When I win, my clients win — I’m big on deals where if I profit, you profit too.

On the music and creative side, I work with independent artists and creatives to build real careers by having access to industry quality music — not quick DIYs. Through songwriting, vocal production, and my distribution partners, I’m helping artists keep more ownership, negotiate better, and turn their art into a long-term asset instead of a one-time check. That impacts culture, representation, and the way our stories are told on a global level.

Through Its Regular as a brand, I’m building a hub for:
• Financial literacy and real estate education
• Music business education and creative entrepreneurship
• Accessible, luxury-feel content that shows people “this life is possible for you too”

So yes, my business makes money — but it also circulates money and knowledge back into the community, especially Black and Brown communities, by helping people own more, understand more, and move more confidently in rooms they were never taught how to navigate.

Can you open up a bit about your work and career? We’re big fans and we’d love for our community to learn more about your work.
Right now I’m in a season where everything is about quality, ownership, and longevity in music — not just chasing a viral moment.

Most recently, I had the honor of working on TiaCorine’s album CORINIAN as a songwriter and vocal producer. I co-wrote and vocal produced on:
• “Pretty” ft. Saweetie
• “Cutting Ties”
• “Was Hannin” ft. Wiz Khalifa
• “Ate”
• “High Demand ft. Smino”

Being a part of that project wasn’t just a “cool credit” for me — it was confirmation that my ear, pen, and direction sit comfortably at an industry level, while still feeling fresh and authentic to the culture.

Moving forward, my focus is locked in on independent artists. I’m excited to help artists:
• Create industry-quality records that can sit next to major label releases
• Build songs that are sonically strong, emotionally honest, and market-ready
• Release music strategically so it actually puts numbers on the board — streams, playlists, and marketing.

Through Its Regular, I’m blending songwriting, vocal production, and business guidance so indie artists don’t just “drop music,” they drop records that work — records that sound expensive, feel real, and move their career forward in a measurable way.

Here’s how I’d run it:

Day 1 – Touchdown & Soul Food Welcome

As soon as she lands, we’re dropping the bags and going straight to My 2 Cents in Mid-City — a Black-owned spot serving elevated soul food with that real LA twist.
That’s how you introduce somebody to the city: good flavors, Black excellence, and comfort on a plate.

Nighttime is chill — maybe a drive through the city, a stop for dessert, and back home to reset.

Day 2 – LA Views & Cute Vibes

Morning: Coffee and a light breakfast, then beach or views day — either Santa Monica / Malibu or a scenic walk so she can see how pretty LA really is.

Evening: We’re getting dressed up and heading to DAMA downtown — tropical Latin vibes, beautiful decor, strong cocktails, and the type of ambiance that feels like a movie scene.

After dinner, we might grab another drink nearby or just sit and talk at the bar — this is where the life planning, business ideas, and “we really came a long way” conversations happen.

Day 3 – Creative Night Out: Serenade

Daytime: Chill day — maybe a little shopping, content creation, or just resting.

Night: I’m taking her to Serenade, my good friend Fabe’s weekly event. It’s live music, talented performers, and a real creative community — not the Hollywood clout scene, but the real LA arts and music crowd. Perfect if you love R&B, live vocals, and actually being outside with people who create for a living.

Day 4 – Work & Workout Energy

Morning: Gym session with my trainer, Dee Gomes. We’re getting a real workout in — because I’m big on showing that you can chase success and still prioritize your health.

Afternoon: Co-working vibe — we’ll hit a cute café and tap in with our laptops. I love mixing business and lifestyle, so even when my friends visit, they get a little productivity built into the trip.

Evening: Dinner at Two Hommes or Great White for a more relaxed but still aesthetic vibe. Think good food, good ambiance, and places where you won’t feel out of place pulling your phone out to get content.

Day 5 – Fun, Games & Laughter

This is the play day.

We’re heading to Topgolf — it’s competitive enough to be fun but not so serious that you have to actually be good at golf. It’s perfect for groups, date nights, or best friend trips where you just want to laugh, talk, and still have something active to do.

After that, we’ll grab something easy to eat and either hit a lounge or keep it low-key depending on the vibe.

So in my view, the most fun, interesting, exciting things in LA aren’t just the tourist spots — it’s:
• Black-owned restaurants and creative spaces
• Live music nights like Serenade
• Cute, well-designed restaurants and lounges
• Active, playful experiences like Topgolf
• And honestly, the conversations and connections that happen in between.

That’s the version of Los Angeles I like to share: good food, real culture, and boss energy.

Who else deserves some credit and recognition?
When it comes to my journey in real estate and business, I am not a one-woman show — I have had the pleasure of being a sponge to some powerful people in my community.

First, I have to shout out my real estate family, The Rise Group, along with Sunny Narang and Chris Fordinal. This is the team that keeps me sharp, accountable, and plugged into what’s really happening in the Los Angeles real estate market. From strategy calls to weekly trainings, they’ve helped me grow as both a realtor and investor, and that directly impacts how well I’m able to serve my clients and community.

My mentors Tom Hernandez and Cole and Monica Mitchell have been huge for my foundation in real estate education, negotiation, and deal structure. They’ve poured so much game into me — not just on how to close deals, but how to build a long-term, ethical, sustainable business that actually helps people.

On the investing, I also want to shout out Tax Lien Code and my mentor Bret Ehlers for outstanding mentorship and guidance. The education I’ve received around tax liens, creative investing, and wealth-building strategies has allowed me to bring even more options to my clients and community, especially those who were never taught this information growing up.

All of these people and programs have shaped how I move:
community-first, education-heavy, and wealth-focused — while still keeping it real and relatable.
